Step 1 - find out what you can afford

This sounds really obvious, but we sometimes see clients who have been really disappointed because they have found their ideal home only to then find out that they can't get the mortgage to buy it. It can be really soul destroying.

So, to avoid any unpleasant surprises, you should always have a really good understanding of what your budget is and have a solid view of what mortgage amount you will likely be given.You will also need to think about the upfront costs associated with buying a home - what savings will you need to pay the deposit? How much will the stamp duty be? What will my legal costs be?

There are loads of tools online that can help you with this like budget calculators, stamp duty calculators, mortgage affordability calculators, but we always suggest you speak with an independent mortgage consultant. Step 2 - get a mortgage offer in principle

You can either choose to do this yourself directly with the mortgage company, or this is something that your independent mortgage advisor can help you with. This is not a guarantee of a mortgage but it is enough to give you the confidence that you will be in a position to make an offer when the opportunity comes up.

Step 3 - get a solicitor lined up

Once you have found your future home, you will need a solicitor in place to deal with all of the legals and make that new home officially yours!
