The next thing to think about is how 'oven-ready' your property is to sell. Does it look its very best? Has it been given a good once-over to prepare for photos? Are there things that need repaired? Does the garden need tidied? Do you need to de-clutter? There is a balance to strike in terms of decluttering loose items and going too far which can leave a property looking quite empty and clinical. People like to see there’s space for items of furniture and items of décor, and for family homes it’s important not to hide the fact there may be children living there – play to your market.
Our advice to people is to imagine that they are hosting the whole family for a Christmas dinner and some of them are staying over. You want them to feel at home and convey a warm, inviting feeling. Naturally, you would tidy away any clutter on surfaces, make the beds properly, put away washing/laundry/dishes, hide the wheelie bins, put the stove/fire on if you have one, give the garden a once over. Nothing needs to be absolutely perfect, but it is really important to get it right at this stage and go the extra mile because the photos/video/virtual tour will be people's first impression of a property.

Look for cushions that need plumped, blankets that need smoothed, towels that need straightened - honestly these little details will make the world of difference to your shots.
